Northpoint Development & Construction, a seasoned developer with more than 20 years of experience working with Dollar Tree, was looking to rebuild and expand his relationship with the brand after a brief hiatus. When Dollar Tree approached him about developing stores in Washington—a territory where he had never previously worked—he needed an experienced development partner with local market knowledge and multi-state management capabilities.


Through a referral, David connected with Realm. With deep experience in the Western U.S. and a background in managing projects for national retailers, we stepped in to serve as his outsourced Development Project Manager.

  • Site Selection Support -  Partnered with local brokers and Dollar Tree’s real estate representative to evaluate potential sites, leveraging market insights and development criteria to identify locations that met both brand and operational goals.
  • Due Diligence & Financial Analysis - Led feasibility studies, market research, and financial modeling to assess risk, validate site potential, and support confident investment decisions across multiple markets.
  • Design & Entitlement Coordination - Managed architects, engineers, and consultants through the design and entitlement phases, streamlining the submittal process and keeping all stakeholders aligned with regulatory requirements and project timelines.
  • Permitting & Construction Support - Oversaw the permitting process and remained engaged through construction, monitoring progress, resolving issues in real-time, and keeping each project on schedule and within budget.

Results

The collaboration between Northpoint and Realm led to the successful completion of multiple Dollar Tree projects, beginning in Washington and expanding into Idaho and Colorado. By executing each project with precision and reliability, we helped strengthen Northpoint’s relationship with the retailer and build trust in new markets.
